A 3 storey office building which had been reconstructed in 1991 behind a Listed façade in a prime Town Centre location. The accommodation comprised 14,000 sq ft of air-conditioned offices and 23 car parking spaces.
Transaction
We purchased the vacant building in early 2005.
Following the refurbishment, the building was let in floors to Hays Recruitment plc, Handlesbank, European Healthcare Ltd, Leapfrog Toys plc, Lavazza Coffee Ltd and ThirdForce plc. All the leases were for 10 year terms.
Planning and refurbishment
We instructed architects to design a new reception area and to create an additional floor of offices at roof level. A planning application was submitted and permission was obtained for a 18,125 sq ft net building in mid-2005.
The refurbishment included replacing the air conditioning with a VRV system, installing new LG7 lighting, raised floors, w.c.s, and lift. The additional floor included a feature glass drum which complemented the listed façade.
